Majan

22Live listings

Majan is a freehold, mixed-use community in Dubailand, launched in November 2006 by Mizin, a developer set up by Tatweer within Dubai Holding, with Tameer Investment Holding co-developing on individual plots. The original concept was ambitious: the downtown of Dubailand, master planned by Halcrow with 150 towers.

What has actually been built is a mid-rise apartment district. Binghatti has multiple towers here including Binghatti Titania and Binghatti Vintage, alongside townhouses and mixed commercial plots. Villas are not a defining feature of Majan itself.

Majan sits directly on Sheikh Mohammed Bin Zayed Road (E311), which reaches Al Ain, Sharjah and Abu Dhabi on the same corridor. There is no metro station within Majan, so movement is car-based. One correction worth making: several property blogs claim a Deira metro station is walking distance from Majan. Those pages have confused Majan with an unrelated place near the Sharjah border, roughly 35 to 40 kilometres away.

Location and access

Majan sits directly on Sheikh Mohammed Bin Zayed Road (E311), the corridor that connects toward Al Ain, Sharjah and Abu Dhabi, with Al Ain Road also nearby. That is the practical basis of the location.

There is no Dubai Metro station within Majan, and residents rely on private car, taxi or RTA bus to reach the network. If you have read that a Deira metro station is a short walk away, that claim conflates Majan in Dubailand with an unrelated location near the Sharjah border roughly 35 to 40 kilometres north. It is not true of this community.

Property portal estimates put Dubai International Airport at roughly 20 to 24 minutes and Downtown Dubai at roughly 22 to 25 minutes. Sources vary within those ranges, so treat them as approximate rather than fixed.

Schools nearby

No school currently sits inside Majan's boundaries. Several established schools are a short drive away in neighbouring Dubailand communities, and each of these is confirmed against the school's own site rather than a portal.

Dunecrest American School is at Wadi Al Safa 3 next to Al Barari on Sheikh Mohammed Bin Zayed Road, and references Majan as a nearby landmark for access. The Aquila School, a British curriculum school, sits at the junction of Al Ain Road and Emirates Road opposite Dubai Silicon Oasis. GEMS FirstPoint School is in The Villa community near Al Ain Road.

Malls and retail

Remal Mall is a two-storey community mall operating inside Majan itself, with a supermarket, a clinic and retail and dining outlets. Midtown Central Majan is a second retail centre under construction within the community, planned for around 38 outlets, a supermarket, restaurants and cafes, and a medical clinic. It is not open yet.

For a bigger trip, Cityland Mall is the nearest major mall at roughly 3.2 kilometres, with Dubai Hills Mall and Dubai Outlet Mall further out.

Leisure nearby

Global Village, the seasonal cultural and entertainment park, sits along the E311 corridor roughly 2.9 kilometres from Majan. IMG Worlds of Adventure, billed as the world's largest indoor theme park, is nearby in City of Arabia on the same road.

Inside Majan itself we could not verify a named public park. Landscaped green space exists at the level of individual residential developments, but there is no confirmed community park, so we are not going to describe one.
