Location and access
Siniya Island connects to the Umm Al Quwain mainland by a 1.7 kilometre bridge. Sobha's own project page puts Dubai at about 50 minutes, Sharjah at about 30 and Al Marjan Island in Ras Al Khaimah at about 10, though a listing source gives 40 minutes for Sharjah rather than 30.
Sheikh Mohammed Bin Zayed Road is the main road connection linking Umm Al Quwain to Dubai, Sharjah and the other emirates. We name the road without an E-number, because secondary sources conflict on which one applies here and a wrong digit on a route is worse than no digit.
Route calculators put Dubai International Airport at roughly 47 to 55 kilometres and 35 to 60 minutes depending on traffic and route, and Sharjah International Airport at roughly 34 kilometres and 27 to 35 minutes. Those are third-party estimates, not developer or government figures.
One clarification on the emirate's airport plans: Umm Al Quwain announced a Logistics City and a dedicated cargo airport in November 2024 as part of its Vision 2033. That is a cargo and freight facility, not a passenger international airport.
Schools and nurseries
There are no schools inside the marina project itself. Named options in Umm Al Quwain city include the International School of Choueifat Umm Al Quwain, teaching a SABIS curriculum in the Al Hamra area, and a branch of Sharjah American International School.
For younger children, Butterflies Nursery, Al Dana Nursery which takes children from 30 days to four years on an American curriculum, and Apple Tree Nursery in Al Ramlah operate in the emirate. We are not publishing a distance from the marina to any of them, because only emirate-level proximity is verifiable.
Malls and retail
Mall of UAQ opened in 2019, developed by LuLu Group International. It runs around 20,000 square metres of gross leasable area across a single level with about 60 stores, a LuLu Hypermarket, a five-screen cinema, the Orange Hub family entertainment centre and 11 food and beverage outlets.
On the island itself, a retail boulevard and boardwalk with cafes and restaurants form part of the development plan alongside the marina.
Marina, golf and nature
The development is planned around a private marina with boat docking, a yacht club and a boardwalk, an 18-hole championship golf course, private beaches, water sports facilities, a clubhouse and resort facilities.
The natural setting is unusual for a UAE development at this scale. Mangroves, white sand beaches and wildlife including gazelles, oryx, flamingos and rare turtles are present on and around the island, which was historically part of the region's pearl fishing grounds.
Nearby, Khor Al Beidah is a protected coastal lagoon and recognised Important Bird Area covering roughly 90 square kilometres of mangroves, mudflats and seagrass, home to threatened sea turtle, shark and ray species and large seabird colonies including Socotra cormorants.
Healthcare
Umm Al Quwain Hospital is the government facility serving the emirate, on King Faisal Road in Al Raas, operating since 1984 and JCI-accredited in 2021. It is listed by Emirates Health Services, the UAE government healthcare authority.
Private options in the emirate include Sheikh Khalifa General Hospital, NMC-managed and opened in 2012, and Thumbay Hospital.
