Dubai Islands

35Live listings

Dubai Islands is Nakheel's five-island waterfront development off Deira, covering 17 square kilometres. It was called Deira Islands until August 2022, when Nakheel unveiled a new master plan and renamed it. The five islands are Central, Marina, Shore, Golf and Elite.

The draw is water. More than 20 kilometres of beaches including a Blue Flag certified beach, around 2 square kilometres of parks and open space, golf overlooking the Gulf, and a planned mix of more than 80 hotels and resorts alongside residential apartments and villas.

It is also early. Buyers should go in knowing this is a development still filling in: schools, hospitals and large malls remain on the Deira mainland for now, and island retail is expanding phase by phase. The connection to the mainland improved in March 2025 with the opening of Infinity Bridge.

Location and access

The islands sit off Deira on Dubai's northern coastline. There is no metro station on them. The nearest is Gold Souq on the Green Line, roughly a 10 minute drive per Nakheel's own figure, a station the RTA renamed from Palm Deira back in 2020.

Road access runs through Infinity Bridge, a 300 metre road and pedestrian bridge connecting Al Shindagha on the Bur Dubai side to Al Ras on the Deira side across Dubai Creek. It opened in March 2025 and forms part of a wider 12-lane expressway corridor serving the islands.

Nakheel publishes drive times of about 20 minutes to Dubai International Airport and about 24 minutes to Downtown Dubai and Dubai Mall. Those are the developer's own estimates.

Schools and nurseries

There are no schools or nurseries physically located on Dubai Islands. That is a straightforward consequence of how early the development is, and it is confirmed by the absence of any mention in Nakheel's own island pages rather than by a source claiming it.

The nearest well-regarded option is Deira International School in Dubai Festival City on the mainland. Other nurseries and schools serving the area are mainland Deira based. We are not naming a specific nursery as the nearest, because no authoritative source supports one.

Malls and retail

Souk Al Marfa is the retail that exists on the islands today, a waterfront souk by Nakheel and DP World whose first phase of 400 stores opened in August 2021 along roughly 1.9 kilometres of waterfront. One caution worth stating: as of 2024 reporting, most of its shops were shut or vacant, so we would not present it to a buyer as a thriving retail draw.

Deira Mall is Nakheel's large retail development on the islands, part of the Deira Boulevard cluster. It is under construction and not yet open, and we are not going to publish an opening date for it because none has been confirmed.

On the mainland, City Centre Deira in Port Saeed is the established option with around 370 stores.

Beaches, parks and leisure

The master plan carries more than 20 kilometres of beaches, including a Blue Flag certified beach, and roughly 2 square kilometres of parks and open space. Golf courses overlooking the Arabian Gulf form part of the plan.

This is the substance of the development's case and it comes straight from Nakheel's own master plan announcement rather than from marketing repetition.

Healthcare

Healthcare for the islands is mainland based. Dubai Hospital on Al Khaleej Street in Al Baraha, Deira, is the nearest public hospital, operating since 1983.
