Palm Jebel Ali is Nakheel's relaunched island community on Dubai's southern coastline. Its new master plan was approved by HH Sheikh Mohammed bin Rashid Al Maktoum on 31 May 2023, and Nakheel states it will be roughly twice the size of Palm Jumeirah: 13.4 square kilometres of land across seven islands and 16 fronds, adding more than 90 kilometres of beachfront.

Construction is active. The first Coral and Beach villas were released in September 2023, and in October 2024 Nakheel awarded AED 5 billion in contracts for 723 villas across six fronds, with construction expected to complete in late 2026. A dedicated 6 kilometre public access road connects the development to Sheikh Zayed Road.

Treat this as an off-plan, pre-completion destination, because that is what it is. Nakheel's master plan lists lifestyle malls, leisure parks, beach clubs, a yacht club and sports and wellness facilities. None of them are built or operating today, and there are no named schools, malls or hospitals on the island itself.

Location and access

A dedicated public access road, roughly 6 kilometres long, connects Palm Jebel Ali directly to Sheikh Zayed Road (E11). The contract for it was awarded in May 2024.

There is no metro station on Palm Jebel Ali. Nakheel's own project page cites a 16 minute drive to Life Pharmacy Metro Station on the Red Line as the nearest reference point, which is an off-island drive rather than a walkable connection.

Nakheel publishes approximate drive times of 24 minutes to Al Maktoum International Airport, 25 minutes to Dubai Marina and 27 minutes to Palm Jumeirah. We are not publishing figures for Dubai International Airport or Downtown Dubai, because no authoritative source gives them and this is not a place to estimate.

What is planned, and what exists

Nakheel's master plan covers hotels and resorts, lifestyle malls, leisure parks, a waterfront promenade, beach clubs, a yacht club, sports and wellness facilities, pocketed parks and walkable, cyclable streets. Around 30% of the development's energy requirements are planned to come from renewable sources.

Every item in that list is planned. None of it is built or operating. There are no named schools, malls or hospitals on Palm Jebel Ali as of now, and Nakheel references educational institutions and healthcare facilities only as generic future categories with no named projects.

For today, residents and buyers rely on existing facilities in the wider Jebel Ali area: Ibn Battuta Mall on Sheikh Zayed Road near Interchange 6, and Aster Cedars Hospital and Clinic in Jebel Ali, a 24-hour multi-specialty hospital.
