Dubai South (Dubai World Central)
Dubai South is the government's master-planned city built around Al Maktoum International Airport, covering roughly 145 square kilometres. It launched in 2006 as Dubai World Central and was renamed in 2015. It is 100% government owned, developed by Dubai Aviation City Corporation, with Dubai South Properties as its residential arm.
It is structured as districts rather than as one community: residential, aviation, logistics, commercial, golf, humanitarian and the exhibition district that is now Expo City Dubai. Residential life centres on The Pulse, with Emaar South, Sakany and the newer HAYAT development alongside it.
The airport is the point. Al Maktoum International is under an AED 128 billion expansion targeting its first operational phase in 2032, with an eventual envisioned capacity of up to 260 million passengers a year. Dubai South is an airport-anchored growth corridor, not an extension of the traditional city centre, and its distances from DXB and Downtown reflect that.

Location and access
Dubai South is built directly around Al Maktoum International Airport, which puts most sub-communities roughly 5 to 10 minutes from the terminal. That is the defining fact of the location and the reason the district exists.
There is no metro station inside Dubai South. The nearest is Expo 2020 Station, now commonly called Expo City Dubai Station, the terminus of the Route 2020 Red Line extension. The RTA's DS1 bus route has connected that station into Dubai South since May 2022. Plans exist to extend the Red Line further south toward Al Maktoum International, but no stations or timeline have been confirmed, so we are not counting it.
Be clear about the other direction. Dubai International Airport is roughly 45 to 50 minutes away, about 60 kilometres, on the opposite side of the city, and Downtown Dubai is a similar 35 to 50 minutes depending on traffic. These are aggregator estimates rather than official figures.
Schools
GEMS Founders School Dubai South occupies a 250,000 square foot campus on Expo Road between the Expo Centre and Al Maktoum International Airport. It is a British curriculum school currently teaching Early Years through Year 8, with plans to expand to Year 13 by 2029.
It has not yet been inspected by KHDA, with a first inspection expected in the 2026 to 2027 academic year. It received a Good rating from a voluntary British Schools Overseas inspection in May 2025.
Retail
The Pulse Boulevard is the retail embedded in the flagship residential community, a boulevard of shops, cafes and supermarkets rather than a mall.
A community mall and retail boulevard are planned as part of the HAYAT development, but the name, size and opening date have not been announced, so there is nothing to promise a buyer there yet.
Parks and leisure
The Pulse Central Park serves the Residential District with a basketball court, children's playground, football pitch, padel and tennis courts, a skate park, shaded seating and jogging and cycling tracks.
Expo City Dubai, the permanent legacy district on the former Expo 2020 site, sits within the wider Dubai South master plan under its own Expo City Dubai Authority, and is the area's largest cultural and events draw.
Healthcare
NMC Royal Hospital in Dubai Investments Park is the nearest named hospital, a comprehensive multi-specialty facility with 117 inpatient beds and 58 consultation rooms, sitting adjacent to Dubai South.
