Dubai Hills Estate
Dubai Hills Estate is Emaar's 2,700-acre master community inside Mohammed Bin Rashid City, positioned between Downtown Dubai and Dubai Marina with Al Khail Road running along its flank. Emaar markets it as the green heart of Dubai, and for once the tagline is doing real work: the community page records 1,450,000 square metres of parks and open space.
What separates it from most master communities is that the big pieces are inside it rather than nearby. An 18-hole championship golf course, a 180,000 square metre public park, a regional mall, and a 100-bed tertiary hospital all sit within the estate boundary.
The one caveat a buyer weighing a daily commute needs upfront: there is no metro station inside or immediately adjacent to the estate. Residents rely on the RTA DH1 bus link to Equiti Metro Station, or a 15 to 20 minute drive to the nearest stations.

Location and access
The estate sits between Downtown Dubai and Dubai Marina, flanked by Al Khail Road (E44), with connections from Umm Suqeim Street and Sheikh Mohammed Bin Zayed Road (E311). Sheikh Zayed Road is roughly 10 minutes away.
There is currently no metro station inside Dubai Hills Estate or immediately adjacent to it. Equiti Metro Station and Mall of the Emirates Metro Station are the nearest, roughly 15 to 20 minutes away. The RTA's DH1 bus route connects Equiti Metro Station on Sheikh Zayed Road to stops inside the community including Dubai Hills Mall, the Business Park, Park Heights and King's College Hospital. Route F36 also serves the area from Mall of the Emirates.
Emaar's own guide puts Downtown Dubai at about 15 minutes, Dubai International Airport at about 25, Dubai Marina at 15 to 20, and Mall of the Emirates at about 10.
Schools and nurseries
GEMS Wellington Academy is the school most associated with the community, holding a KHDA rating of Very Good for 2023 to 2024 with Outstanding sub-category scores and a BSO Outstanding accreditation. It is branded Al Khail and sits adjacent to and serving Dubai Hills rather than being confirmed inside the estate boundary, which is worth knowing before you plan a school run.
Emaar's own community guide also references GEMS International School (IB), GEMS New Millennium School (CBSE and IGCSE), Blossom Nursery and Raffles Early Childhood Centre as serving the community. Those come from Emaar's guide rather than a primary school listing, so confirm the exact campus address for any school you are shortlisting.
Malls and retail
Dubai Hills Mall sits inside the community, developed by Emaar Malls, with over 650 retail outlets per Emaar's own figure, a Roxy Cinema, the indoor Storm Coaster and a Geant hypermarket.
Figures for its total leasable area and store count vary between sources and could not be confirmed on the mall's own site, so we quote Emaar's own number rather than the higher ones circulating.
Parks, golf and leisure
Dubai Hills Park covers 180,000 square metres, a figure consistent across two Emaar pages, with cycling and jogging tracks, a splash park, a skate park and outdoor gym facilities. Across the community there are 54 kilometres of cycling and jogging track in total.
Dubai Hills Golf Club is an 18-hole, par-72 championship course designed by European Golf Design, opened to the public at the end of 2018 and operated by Troon. Emaar's own guide puts the course area at 1.2 million square metres.
Healthcare
King's College Hospital London, Dubai Hills, is a 100-bed multi-specialty tertiary care hospital located within the estate on Al Khail Road at the Marabea East exit. The hospital's own site describes it as sitting in the Dubai Hills estate.
It runs more than 60 specialties including cardiology, oncology, neurosurgery, liver transplantation, obstetrics, paediatrics and orthopaedics, with 24-hour emergency care.
